Introduction:

In the process of building out your real estate investing, you'll realize the importance of becoming an expert marketer. In the early stages of my venture, I realized that I quickly had to put on my marketing hat in order to get in the mind of my prospects, to think like a motivated seller, so I could put myself in their shoes and understand their circumstances at a very deep level. First off, it's important to understand what marketing actually is.

Inbound vs. Outbound Marketing

What is marketing?

Marketing is simply attracting the right customers and the right people into your world, into your ecosystem, and it's detracting everyone else. Because at the end of the day, you don't want to be talking to tons of people who are not actually motivated sellers.

So the key here is to make sure that your message is very clean and correct so that when you're speaking with people and when they reach out to you based on your marketing, that you have a clear value proposition right up front. 

In this article, I want to break down the difference between inbound and outbound marketing because at the end of the day, they're two different pieces, so it's important to understand the unique mindset that the seller has, given the circumstance. 

What is inbound marketing?

Inbound marketing is a marketing strategy that attracts customers by creating valuable content and experiences tailored to them. These are sellers  that essentially come to us.  

Your website plays a vital role in inbound marketing. It is important that you are using your website to get your message in front of the right audience to gain traction and drive traffic to it. 

The best way to drive traffic to your website is either by launching a Google AdWords campaign, which is pricey or through Search Engine Optimization (SEO). 

Imagine a motivated seller searching Google for “How do I sell my house fast?” and saw your website as the first answer. It’s like they’re raising their hands and asking you to connect with them. 

SEO can help you get on the first page of search engines like Google. 

With SEO, you start bookmarking your website through different search engines so that in turn they can all point back to the worldwide web of things where the web crawlers can connect from one site to another linking similar sites altogether uniquely, building off of domain authority and other similar things on the back end that helped to rank your site to eventually hit the first page.

If you're not on the first page, you're likely not gonna get a whole lot of attention. 

What is outbound marketing?

On the other side of the spectrum, the outbound marketing refers to any kind of marketing where a company initiates the conversation and sends its message out to an audience. This could be cold calling, SMS or text marketing, direct mail pieces, etc. 

Conversion: Inbound vs Outbound

The amount of people and conversations that you have to talk to for the outbound leads is going to be significantly more than people that are already raising their hand looking for answers to their problem. 

So when we're looking at the big picture of things, our outbound marketing, we look at roughly one in every 50 leads to convert into a contract, where the inbound marketing one in every 10 to 12 leads should convert to a contract. 

I always suggest starting with one marketing method and becoming a master at that method before trying to take on too much.  Very often new wholesalers get into the industry and get the “shiny object syndrome”, where you're chasing down that next latest, greatest marketing technique and never really mastering one. 

And once you have that process mastered, hand it off to a virtual assistant or somebody else that can carry it through, giving you the time, flexibility, and freedom to step out and build a new pillar in your marketing mix.
